Dave tells Julia a story. When describing his friend Joe, he brings up physical characteristics, hoping Julia will recall meeting him previously. When Julia figures out who Joe is, she points out that it would have been much easier to use his obvious identifier; he's black. Julia makes fun of Dave for being so impartial that he's blind to color. Does he not see gender either? Or species? Meanwhile, Amy tries to tell Vance a story. When Vance becomes frustrated with her setting the scene at length, he tells her to just get to the point. But when she does, he's angry that he has no idea who's she's talking about or what the context of the story is. Later, Rex and Leigh have drinks with another couple. Leigh obnoxiously pantomimes and adds sound effects to everything Rex says. They're completely oblivious as to why the other couple is annoyed.

Dave and Vance are hard at work showing a house. When they're done for the day, Vance suggests they hang out at the house together and watch football; it's been too long since they've had a chance for some quality male bonding. Dave is resistant because it's completely unethical, and once they cross the line there's no turning back. But when he sees that the wall is actually a TV screen, he has a change of heart. Both of them are hooked. Later, back at the office, Vance and Dave have piles of work in front of them. Still entranced by the beautiful house, they decide to take their work there, and wind up goofing off in the pool all afternoon. The guys are having so much fun, they decide to have a sleepover - a guys night with just the two of them.

On the way back from the tennis courts with Rex, Leigh complains about tennis elbow. This is nothing new; Leigh has a history of made-up ailments when it comes to sports, including golf wrist, surfing ankle, and horse allergies. The problem is, there's a couples tennis tournament coming up that Rex was set on winning. After a bit of convincing, Julia agrees to play with Rex instead. It'll be a great chance for some brother-sister bonding.

After learning about the sleepover, the girls point out that sometimes it seems like Dave and Vance have a better relationship than the girls do with their men. Amy decides to confront the issue head on, and shows up at the house to crash the party. While Vance seems unfazed by his girlfriend's presence, Dave is clearly upset that she ruined their guys' night in. When Vance and Amy start making out on the couch, Dave finally gets fed up and goes home. He exacts his revenge the next morning by bringing over a couple to show the house while Amy and Vance are enjoying breakfast. The guys take it outside, and the fight gets physical when Dave won't admit he's mad that Amy's around. The guys awkwardly attempt to wrestle, fully clothed, in the pool.

At the tennis tournament, Julia and Rex are destroying the competition and having a great time doing it. Leigh's jealousy of their companionship is no secret, as she desperately wants to be by her man's side. During the final match, she weasels her way into Julia's place by proclaiming that her tennis elbow is healed. Not surprisingly, Leigh is terrible at tennis and costs them the first place trophy. Back at the house, Leigh apologizes to Rex. She knows how important sports are to him, she just wishes she were an athlete so she could be a part of it. Julia takes pity and offers to give Leigh tennis lessons, which turn out to be a complete train wreck.

Julia urges Dave to skip the passive-aggressive exchange that typically ensues when he and Vance get in a fight and just man up and apologize. When she convinces Dave to go over to Vance and Amy's to hash out the issues, it's revealed that this tiff is really part of a bigger problem. Once Dave started getting serious with Julia, Vance was pushed out of the picture without an apology. To prove his point, Dave plays a message Vance left him three years ago; suspiciously, he still has it on his phone. In the message, Dave acts completely nonchalant about abandoning Vance, and doesn't apologize to Vance for moving out suddenly. Realizing his wrongdoing, Dave sincerely apologizes, while pointing out that in many ways, the girls have actually brought them closer together.

Vance and Dave resolve their issues. They enjoy a lazy day by the pool with Amy and Julia. The guys agree to buy a house like this one together if they're ever rich. Usually the girls would take issue with that kind of commitment, but they realize that it's never going to happen, so they don't have to worry. They hear a noise in the house; someone's home, so they quickly leave the scene of the crime.
