Still moonlighting as a realtor, Delia tries to sell a large estate that belonged to a family broken apart after the horrific death of their youngest son in a riding lawn mower accident. The father of the family, Doug, had been riding with Josh when the mower flipped, cutting Josh so badly that he died on the scene. The accident had lead Doug and his wife, Elena, to divorce, but Josh's spirit had remained at the house. Stirred up by Delia trying to sell it, Josh manipulates the data files of the 911 call Doug made right after the accident, sending it to the 911 dispatcher several times as a new call. These crank 911 calls cause all kinds of problems, and desperate to sell the house without the ghost, Delia turns to Melinda to help cross him over. Melinda discovers that it was actually Josh's older brother Devin that had been riding with him on the lawn mower when the accident happened, and that Doug had taken the blame so Elena wouldn't blame Devin. Knowing that this lie had destroyed his family, Josh is able to get Doug to come clean with Melinda's help, and is able to reunite his family and cross over.
